Before you pay

Verify the owner's identity and that the property exists (e.g. by video call or property identifier), agree the cancellation terms in writing and preferably pay by bank transfer to an identified person or through the booking system. Scams are often recognisable by a price that is too low and by urgency.

Frequently asked questions: Cottage Radar

How much does a lakeside cottage cost in 2026?

The median price of a lakeside cottage in January–May 2026 was 90 000 € nationwide, 6 % lower than a year earlier (National Land Survey of Finland). Regional differences are large: in Uusimaa the median was 185 000 € and in Raasepori 240 000 €.

How much does cottage upkeep cost per year?

Property tax, electricity and waste management for a 50 m² standard cottage cost an average of €964 a year in the 25 largest cottage municipalities (KTI, May 2025). The total does not include, for example, water charges and insurance.

How many summer cottages are there in Finland?

At the end of 2025 Finland had 485 475 summer cottages (Statistics Finland). The method of compiling the statistics changed, so the figure is not directly comparable with earlier years.

Which municipality has the most summer cottages?

At the end of 2025, most cottages were in Kuopio (10,261), Mikkeli (9,567) and Parainen (8,994). By region, the 2019 statistics showed the most cottages in Southwest Finland and Southern Savo, about 50,000 in each.

When is it worth booking a ski holiday cottage?

As early as possible, because demand for cottages grows during holiday weeks. In 2027 the winter holiday is in week 8 (22.–26.2.) in e.g. the Helsinki region and Turku, in week 9 (1.–5.3.) in e.g. Tampere, and in week 10 (8.–12.3.) in northern and eastern Finland.

When is accommodation demand at its highest?

In July. In 2025 July was the busiest month of the year (3.3 million overnight stays), and in July 2026 there were 3.25 million overnight stays according to preliminary data (Statistics Finland). Foreign overnight stays were highest in December.

Where can I find a cottage to rent?

The biggest listing services include Lomarengas and Nettimökki. In addition, many cottages are rented directly from the owner or through Tori. Compare the price and cancellation terms before booking.

How is cottage rental income taxed?

A private individual's cottage rental is usually capital income, taxed at 30% up to €30,000 and at 34% on the excess (2026). From the rental income you deduct the rental-period share of the cottage's annual costs and the tenant-acquisition costs, such as brokerage fees.

How much of the cottage's costs can be deducted if I also use it myself?

Only the share for the rental period. According to the Finnish Tax Administration, expenses are deducted in proportion to how long and what proportion of the property was rented out. A 4 % depreciation on the building can be claimed only for the rental period. Expenses for periods of personal use are not deducted.

Do you have to pay VAT on cottage rental?

Only if it is professional accommodation activity: a furnished property, short rental periods, a daily or weekly rate and regular activity. In that case the tax rate is 13,5 % (2026) and VAT registration is mandatory once sales exceed 20 000 € in a calendar year. If the owner also uses the cottage personally, the activity generally does not, according to the Finnish Tax Administration (Verohallinto), meet the characteristics of a business.

Does the Finnish Tax Administration (Verohallinto) receive information about rental income earned through Airbnb or an intermediary service?

Yes. Since 2023, digital platforms report sellers' information and property rental income to the Finnish Tax Administration (Verohallinto) (DAC7). You must still declare rental income yourself in your tax return.

Is it worth investing in renting out your cottage?

Demand has grown: foreign tourists stayed a record 7.2 million nights in accommodation establishments in Finland in 2025, and in short-term rentals there were over 2.7 million foreign overnight stays in 2024, of which 39% in Lapland (Visit Finland). The number of domestic overnight stays fell by 1% in 2025, so demand varies by region.

Tips

How to use the information

  1. Book your winter holiday cottage early: in week 8 the Helsinki region and Turku are on holiday, in week 10 Northern and Eastern Finland.
  2. Compare the asking price with realised sales: the median price of a lakeside cottage in early 2026 was about 90 000 €, but differences between areas are large.
  3. Calculate the cottage's annual costs before buying: property tax, electricity and waste management cost on average about €964 a year for a standard cottage, excluding water charges and insurance.
  4. Check the zoning situation: in 2025 there was a difference of about 18 000 euros in the median prices of shore cottages in zoned areas and in sparsely populated areas.
  5. If you rent out your own cottage, make use of the demand peaks in holiday periods and check the municipalities' holiday dates from the Finnish National Agency for Education's list.
  6. Compare the price of a rental cottage for the same week across different services: the same cottage can be on both a booking service and the owner's own page.
  7. July is the busiest accommodation month of the year: in July 2026 there were 3.25 million overnight stays in accommodation establishments.
  8. Record rental days and personal-use days for the whole year. Of the cottage's annual costs you can deduct only the share for the rental period.
  9. Declare rental income yourself in your tax return, even if you rent through an intermediary service: platforms also report the information to the Finnish Tax Administration.
  10. Track accumulated sales: if the rental is professional accommodation activity and sales exceed 20 000 € in a calendar year, VAT registration is mandatory and 13,5 % VAT is remitted on the price.
